Our brokers came into the business from finance, which shapes how they price a property. A valuation here is built on comparable sales alongside a realistic view of what the building will cost to hold and maintain. Sellers are given a price they can act on and a plan for marketing it, and buyers are told plainly when a property is not worth what is being asked for it.

Management for owners of single units, two- to six-flats and small residential portfolios who would rather not carry the day-to-day themselves.

We take on the parts of ownership that are genuinely work. That means arranging the plumber at an unreasonable hour, holding the relationships with the vendors who do the work, keeping the building compliant with the city, and maintaining records clean enough that your accountant does not have to bill you to sort them out at the end of the year. You receive a monthly statement and you have a person to call.

03 / Rental Management

Filling units and managing tenants.

The letting cycle handled on the owner's behalf, from an empty unit through to a renewed lease and rent arriving on time.

A vacancy costs more than most owners account for, so the work starts with pricing the unit correctly and photographing it properly before it goes to market. From there we screen the applicants, prepare and execute the lease, handle the move-in, and collect the rent. When the term is up we would generally rather renew a good tenant than go back to market, and we manage that conversation before the lease expires rather than after.
